What documents are required for a mortgage application?

Most lenders require proof of identity, income documents, credit history, and asset details to verify financial stability. Common items include government ID, recent pay stubs or bank statements, tax returns, employment verification, and property details (if already selected).

Does the required documentation vary by mortgage type?

Yes. While basic requirements stay the same, specific loans may need additional paperwork. For example, self-employed applicants might need business financials, investment-property mortgages may need rental agreements, and FHA/VA loans may require program-specific forms.
